- Complete a comparative market analysis that will compare your home's value to that of your neighbors. At this time we will order a Pre-Inspection to determine the shape of your home. The major systems in your house (Home Inspection) will be inspected to reduce you risk of any surprises when negotiating with a buyer and to make your transaction smoother. We will pay for these inspections as part of my service to you.
- Ordered at out costs, a Pre-Title Commitment will be provided after a Listing Agreement is signed. We provide this to you in effort to reduce the risk of any title problems at closing.
- Compile a comprehensive plan detailing all the efforts we will employ to sell your home, including Internet and local media. Your home's information will be placed on REALTOR.com, REColorado, Metrolist.com, Yahoo!, Homeseakers.com, Homes.com, BCRealty.com, MetroBrokers.com.
- Present your home to as many qualified buyers as possible getting your home maximum exposure. Your home's information will be entered into MLS, giving your home exposure to the entire Metropolitan Regional Information System service area.
- BC Realty also provides: A Metro Brokers - BC Realty Homes sign, which will be placed on you property & Color brochures, all multi-pictured, informational brochures of your property and home.
- Help you stage your home and generate curb appeal to ensure you get the highest price. We will assist you with preparing your home for sale. "Getting Ready" I will pay for these inspections as part of my service to you. (We pay for the initial consultation. If there are things you would like to do or feel would enhance your home those costs would be incurred by you).
- We will prepare an informational notebook at your home for Agents that are showing and Open Houses. This counter display will include such information as: Pre-Inspection Report, Square Footage Disclosure, Property Disclosure, Lead Based Paint Disclosure, and Closing Instructions. This information will give buyer's the confidence to write an offer.
- When appropriate and with your permission we will conduct an Open House. Prior to the Open House a sign will be placed on the property promoting exposure and traffic through the home. In effort to inform your neighbors and increase awareness we will send a mass mailer to your neighborhood informing them of the Open House.
- Bi-weekly a member of our team will personally contact you to inform you of any and all activity on the home.
- Assist with obtaining offers and help you in negotiating the best deal as smoothly as possible.
- Help you find your next home and answer all of your questions about the local market area, including schools, neighborhoods, the local economy, and more.
